The construction shall comply with all standards of the National Building Code of the Philippines, The Fire Code of the Philippines, The Electrical Code and the local rules and regulations. (a) The general contractor shall visit the job site and shall verify if all site conditions such as grades, existing utility lines and property lines are accurate. And if there are any discrepancies between the plans and the actual site conditions, the gc will inform the architect prior to commencing construction, Typ., U.N.O. (b) Likewise, the general contractor shall notify the architect immediately if any discrepancies are found within the construction documents prior to the commencement of any work. Typ., U.N.O. (c) The general contractor shall provide and shall be responsible for connecting all utility lines from the existing utilities to the new utilities. Typ., U.N.O. (d) The general contractor shall coordinate and verify with the plumbing, mechanical, and electrical engineers regarding sizes and locations of all pipings, ductworks, drain trenches, pipe sleeves, special bolting requirements of all utility lines and conduits, etc. Relative to any beam and slab penetrations, prior to pouring of any structural elements. Typ., U.N.O. (e) All materials, quality & standards of workmanship shall conform with the requirements of all local and community codes and ordinances, Typ., U.N.O. (f) All written dimensions shall take precedence over any scaled dimensions, Typ., U.N.O. (g) The design, adequacy and safety of structural bracing, shoring, temporary supports, etc., shall be the sole responsibility of the gen. Contractor, Typ., U.N.O. (h) The general contractor shall coordinate all and any O.F.C.I. (owner-furnished/contractor installed) and not in contract (N.I.C.) Items and other owner-puchased items requiring coordination with the general construction by the gc. (i) Any additional information such as BGM (background music), security, CCTV, fire alarm systems and electronic equipment shall be prepared by another owner-appointed consultant. (j) The general contractor shall provide sufficient roof drains, overflow drains, weep holes and roof flashings or as may be required and needed by the project. Refer to architectural details, TYP., U.N.O. (k) The general contractor shall provide all exterior flat slabs with sufficient water proofing. Likewise, provided all exposed flat slabs with 1" to 1 1/2" flat river rock topping. TYP., U.N.O. (l) All exposed cement surfaces should be grinded, smoothened, sealed and painted, TYP., U.N.O.,

(m)All exposed utility pipes, ducts, and duct hangers should be painted to match the color of the adjacent surface, typ., u.no. (n) The general contractor shall provide factory-painted aluminum flashings and coping on all exposed parapets to be painted to match the adjacent surface. Typ., U.N.O. (o) All roof under sheeting materials should be repainted. Roofing insulation should have at least 3" air gaps, or as per manufacturer's recommendation. Refer to architectural specs for R-value. Typ., U.N.O. (p) Provide sufficient waterproofing, floor drains, overflow drains and water supply on all water features. Refer to the architectural plumbing drawings and specifications. TYP., U.N.O. (q) Provide 3/4" drainpipes on all wall-mounted type air-conditioning unit. Provide daylighting drains at 1ft above exterior finished grade line, TYP., U.N.O. refer to plumbing plans for additional notes Typ., U.N.O. (r) Provide corner beads where applicable, plastic for exterior and metal for interiors. (s) Provide PVC roof drip mould on all roof slab overhangs. Refer to reflected ceiling plans for additional information. (t) Floor material transitions should always terminate along the center of the door, TYP., U.N.O. 1.1 SCOPE OF WORKS (a) The contractor shall conduct a thorough inspection of the existing job site conditions. (b) The Contractor must follow the Plans and Specifications for all architectural, structural, electrical, sanitary, plumbing, mechanical, and fire protection works. Any items not mentioned in the Specifications must also be included. Any discrepancies must be verified with the Procuring Entity. (c) The Contractor shall be responsible for the safety and safe working practices of its respective employees, servants, and agents. DIVISION 2: SITE WORKS 2.1 STACKING OUT The contractor shall stake out all lines and corners. He shall build all batter boards and shall locate the first-floor line in relation to the existing grades. All lines and levels shall be approved by the architect before the excavating is started.

ABBREVIATION: “ASTM” refers to the American Society for Testing Materials. All ASTM specifications referred to shall be the latest editions. WORK INCLUDED: This work covers all labor and materials. Equipment required for furnishing and installing all concrete. Work in accordance with the drawings and the specifications contained above. 3.1 MATERIALS (a) CEMENT Cement shall be normal Portland cement which complies under Philippine National Standard (PNS07) and American Society for testing materials (ASTM C150). Brand: Eagle cement. (b) AGGREGATE Fine aggregate shall be a natural sand, well graded from coarse to fine. It shall conform to ASTM specifications C 33. (c) WATER Water shall be clean, fresh, and free from deleterious amounts of acids, alkalis, or organic materials. (d) METAL REINFORCEMENT Reinforcing bars will be newly deformed. material conforming the dimensions given on the designs and according to the specifications. ASTM Specification A 15. The electrically welded wire fabric must conform to ASTM standards A 185. DIVISION 4 : MASONRY GENERAL CONDITIONS. The work under this section shall be subject to the requirements of all applicable paragraphs of the general and supplementary condition of the contract. 4.1 WALL COVERING NOTES:

(a) Provide mock-up on a typical wall, panelling the layout for approval. TYP., U.N.O. (b) All finishing trades shall submit shop drawings or samples for approval as per specs. Prior to installation & fabrication, TYP., U.N.O. (c) All corner conditions should be consistent & plumbed, TYP., U.N.O. (d) All wood marquetry conditions should be consistent, sequenced, & book-matched, TYP., U.N.O. (e) All mirror glass shall have flat polished edges, to be mounted on a plywood backing, typ., u.n.o. opaint perimeter substrate prior to installation where necessary. (f) All wall surfaces shall be flat & smoothened ready to receive final finish, TYP., U.N.O. (g) Line of joineries should be matched on any multi-faceted walls, TYP., U.N.O. (h) All corners shall have tight joints and any edges shall be polished, TYP., U.N.O. (i) Caulk and seal all joineries & cavities. Color to match adjacent wall surface. Confirm all joint / seam lines with the architect prior to commencement of such work, TYP., U.N.O. (j) All dissimilar finishes shall be terminated as per architect's instructions, TYP., U.N.O. (k) Provide metal corner beads for interior walls and plastic corner beads for all exterior corners, TYP., U.N.O. (l) Provide flat sheet/plywood backing where tv monitor, audio equip., artwork, etc. Occurs, typ., u.n.o. refer to interior drawings when available. General contractor shall conduct & confirm water-tightness condition of roof & drainage prior to turning over the project to the owner. g. 7. Provide mock-up of roof/fascia sample & composition for approval, prior to installation. TYP. U.N.O. DIVISION 6 : WOOD AND PLASTICS GENERAL CONDITIONS The work under this contract shall be subject to the requirements of all applicable paragraphs of the general and supplementary conditions of the contract. WORK INCLUDED This work includes all labor, materials, and equipment necessary for furnishing and installing all finished carpentry work as shown in the drawings. MATERIALS AND WORKMANSHIP. All materials and workmanship shall be the best of their several kinds and in all respects subject to the approval of the architect. 6.1 LUMBER

shall be of the approved quality of the respective kinds required for the various parts of the work, well-seasoned, thoroughly dry, straight, and free from large loose or unsound knots, sap, shakes, or other imperfections impairing its strength, durability, or appearance. 6.2 Framing lumber shall be of the rough lumber shown in drawings. 6.3 All exposed woodwork shall be smoothly dressed and well sand papered. 6.4 All frames shall be done as far as possible with carefully put mortise and tenant joints. 6.5 KINDS OF LUMBER Use kiln dry lumber for the following: 6.5.1 All wood in contact with or embedded in concrete masonry or plaster. 6.5.2 All doors, jamb, window frames, headers 6.5.3 All ceiling joints and nailing strips. 6.5.4 Studding for plywood partitions 6.5.5 All interior woodwork for closets, cabinets, drawers, etc. DIVISION 7 : THERMAL AND MOISTURE PROTECTION All applications shall be strictly as per the Manufacturer’s Specifications. It shall strictly be performed by licensed or certified applicators / waterproofing contractor representing waterproofing manufacturer or insulation company. 7.1 WATERPROOFING Furnish all labor, materials, equipment, plant, and other facilities required to complete all waterproofing work as shown on the drawings and herein specified. All applications shall be strictly performed by an approved waterproofing Contractor. 7.2 INSULATION (a) Insulation on walls, ceilings, underside of roof deck and elsewhere, as indicated by the contractor. (b) Use 50 mm thick, fire-retardant grade, non-toxic Styrofoam. It shall be bought from the Styropack IndustriaLCorp.

Refer to the schedules of doors and windows. 8.1 DOORS JAMB 2”x5”, Solid wood door jamb for (0.9x2.10m), (0.8x2.10m) and (1.00x2.10m) swing-type solid wood door. 8.2 ALUMINUM FRAMED SLIDING GLASS DOOR Powder coated aluminum door tubular frame with 10mm thick clear full glass, powder coat finish. 8.2 DOOR HINGES (a) Brand: Morgan, loose pin hinge 4 ½” x 4” heavy duty, chrome finish. Schedule: (b) Four Ball Bearing Hinges: 4 ½” x 4” for solid wood doors over 900 mm in width and/or over 44 mm thickness, strictly SUS 304, Stainless Steel based. (c) Provide (3) pcs. Loose pin hinges for doors as high as 7ft-8ft, typ., U.N.O. add (1) pc. Hinge for each additional 30” in height, typ., U.N.O. 8.3 Installation of Procuring Entity-supplied doors shall be in the following areas: (a) Commercial unit (b) Rentable office (c) Boarding house (d) Bachelor’s pad (e) Comfort room. (f) Balcony (g) Fire exit. 8.4 WINDOWS (a) Aluminum frame fixed interior viewing windows.

  • Fixed full height window with 3/8” thick. Tempered clear glass on powder coated aluminum frame, color as per architect’s / owner’s approval.
  • Awning window with 3/8” thick. Tempered clear glass on powder coated aluminum frame.
  • Awning window with 3/8" thick. Frosted glass on powder coated aluminum frame.

DIVISION 9 : FINISHES

GENERAL CONDITIONS. The work under this section shall be subject to the requirements of all applicable paragraphs of the general and supplementary conditions of the contract.

  1. All tile grout should be sealed. Color to be submitted for architect's approval prior to application. TYP., U.N.O.
  2. All wood flooring, subflooring, and slippers shall have preservative treatment, insect-treated and kiln dried as per supplier's specifications & recommendation. Base concrete surface shall have moisture resistant composition, TYP., U.N.O.
  3. All tile work must not be started until the roughing-in for plumbing and electrical work has been completed and tested, TYP., U.N.O.
  4. The contractor shall provide cutting/dry-laying plan prior to cutting any wood flooring, marble slabs, tileworks, etc., TYP., U.N.O.
  5. Seal and caulk continuously all joints and open gaps as required and needed. Color to match adjacent surface, TYP., U.N.O.
  6. The contractor shall address all areas where two (2) dissimilar materials meet, and should terminate at the center of door., TYP., U.N.O.
  7. Provide damp proofing or building felt paper prior to installing wood backing material, TYP., U.N.O. WORK INCLUDED. This work includes all labor, materials, and equipment necessary for furnishing and installing all floor, wall, ceiling, and paintings finishes as shown on the drawings. MATERIALS AND WORKMANSHIP. All materials and workmanship shall be the best of their several kinds and in all respects subject to the approval of the architect. 9.1 FLOOR FINISHES (a) Supply and installation of 600mm width x 2mm thick Static Control Homogenous Vinyl Floor Covering, Offices, Bachelor’s pad, Commercial unit, and boarding house. Submit sample for architect’s / owner’s approval. (b) Supply and install homogeneous tile in simulated wood finish,600mm X 600mm, pattern color and texture as per architects? Owner’s approved sample.TYP.,U.N.O. 9.2 WALL FINISHES

DIVISION 10 : SPECIALTIES

GENERAL CONDITIONS. The work under this section shall be subject to the requirements of all applicable paragraphs of the general and supplementary conditions of the contract. NOTES: IF OTHER SPECIALTIES ARE INVOLVED AND RECOMMENDED BY THE OWNER & CONTRACTOR. THESE SPECIALTIES SHALL BE VERIFIED AND CONFIRMED BY THE CONTRACTOR AND OWNER BEFORE SUBMITTING THIS SPECIFICATIONS. WORK INCLUDED. This work includes all labor, materials, and equipment necessary for specialties for commercial toilets as shown in the drawings. MATERIALS AND WORKMANSHIP. All materials and workmanship shall be the best of their several kinds and in all respects subject to the approval of the architect. Commercial Toilet Accessories shall be as follows: (a) Toilet Tissue Holders: Style and manufacturer to be determined – verify with Buildings and grounds. (b) Paper Towel Dispensers: Style and manufacturer to be determined – verify with Buildings and Grounds. (c) Soap Dispensers (no substitutions): Style and manufacturer to be determined – verify with Buildings and Grounds. (d) Sanitary Napkin Receptacle (no substitution): Style and manufacturer to be determined – verify with Buildings and Grounds. (e) Shelves: Each toilet room shall have a shelf for books, purses, etc. (f) Mirrors: Specify framed mirrors without shelves. If possible, locate mirrors on walls opposite lavatories. Specify long mirrors, for use by persons with disabilities, with bottom 2 ft. above floor and with top located at same height as smaller mirrors. Check and coordinate mirror locations to prevent image reflection through room entrances. (g) Diaper Changing Station (Assembly areas opened to the public) Specify one Diaper Deck for diaper changing for each toilet room. DIVISION 11 : EQUIPMENT

GENERAL CONDITIONS. The work under this section shall be subject to the requirements of all applicable paragraphs of the general and supplementary conditions of the contract. WORK INCLUDED. This work includes all labor, materials, and equipment necessary for fixtures and accessories as shown in the drawings. MATERIALS AND WORKMANSHIP. All materials and workmanship shall be the best of their several kinds and in all respects subject to the approval of the architect. PLUMBING FIXTURES AND ACCESSORIES All fixtures shall be installed complete with accessories, such as fittings, angle valve, shut-off valve and supply pipe assembly, p-traps flange, and others to make it functional. Submit model and color samples for Procuring Entity’s approval of all fixtures and accessories. Plumbing Fixture Colors: White Verify with Procuring Entity (a) WATER CLOSET: Siphon Vortex bottom inlet top flush. WC Supplier: Home Depot, or Wilcon Builders. (b) URINALS: Wall-hung type, wash-out urinal to match water closet color. (c) LAVATORY: Under the counter type lavatory with single faucet hole on center w/ front overflow hole, to match water closet color. -Wall hang type. -Wall hung with full pedestal type. (d)LAVATORY FAUCETS: self-closing press-action tap model with timed flow and anti-blocking system. Faucet(s) shall be made of stainless steel for interior use. (e)FLOOR DRAINS: Floor drain shall be made of stainless-steel beehive type, measuring 100mm x 100mm and provided with detachable stainless strainer, expanded metal lath type. DIVISION 12 : FURNISHING All furniture works and materials shall be coordinated and verified by the contractor. All furniture shall be orientated and verified by the contractor and/or the owner after the construction is completed.

(d) The contractor shall install the water distribution system complete with connections to public utility service main and service connection to buildings. 15.2 SANITARY DRAINAGE (a) Soil and waste Pipes and Fittings: Soil and waste pipes and fittings (ASTM D3311) shall be PVC pipes (POLYVINYL CHLORIDE) series 1000 Neltex. (ASTM D2729) (b) Vent Pipes and Fittings: Vent pipes and fittings shall be PVC pipes. (c) Shower and Floor Drains: Shower and floor drains shall be of high grade, strong, tough, and even grained metals. 15.3 CLEANOUTS (a) Ceiling cleanouts shall be of the same material as pipe with sealed screw type, raised head plug. (b) Floor cleanouts shall be cast-iron body with brass plug, colt-type, or countersunk head; METMA brand. 15.4 SEPTIC TANK The septic now shall be provided as shown on the plans including all pipes bends and fittings the various construction materials such as concrete masonry work shall conform to the corresponding items of this specification inlet and outlet shall conform to the latest edition of the national plumbing code. DIVISION 16: ELECTRICAL GENERAL CONDITIONS. Under these specifications, the contractor shall furnish and deliver all equipment, materials, labor and supervision at the site or construction and shall install complete, ready for service, the electrical wiring installation of the buildings, all in accordance with the plans and accompanying specifications.

  1. The contractor shall check additional load requirements, and shall advice confirm w/ the architect & elec. Engineer if the design load factor is sufficient prior to commencement of any work, TYP., U.N.O.
  2. Use wire/cable tray system for all wiring systems. Likewise, all panels must be labeled or color coded, TYP., U.N.O. refer to electrical drawings & specifications. Refer to mounting schedule for all switch mounting heights, TYP. U.N.O. refer electrical drawings & specifications for any additional notes. TYP., U.N.O.
  3. All typical outlets shall be mounted horizontally, TYP., U.N.O. refer to mounting schedule.
  4. All convenience outlets above counter shall be the centerline of splash board, mounted horizontally, TYP. U.N.O. refer to mounting schedule.
  5. All junction boxes & utility boxes shall be pvc, TYP., U.N.O. refer to electrical specs.
  6. Contractor shall provide paper mock-up for all ceiling lights prior to actual cutting of ceiling holes., TYP., U.N.O. WORK INCLUDED. This work includes all labor, materials, and equipment necessary for electrical as shown in the drawings. MATERIALS AND WORKMANSHIP. The electrical contractor/ electrical engineer shall execute the work in the most thorough, prompt, and workmanlike manner and in accordance with the plans and specifications. The installation shall be done thru standard methods and good engineering practices. All electrical work shall conform to the requirements of the National Electrical Code and the rules and regulations of the power company (CELCOR). All materials to be installed shall be brand new except as otherwise noted on the plans or specifications. The materials shall be as specified. No substitution of materials is allowed. Should the electrical contractor / electrical engineer. find it necessary to use another type/brand of materials instead of the specified item, he shall first obtain approval from the procuring entity prior to installation. Any substituted material installed without the approval of the procuring entity shall be subject to replacement. (a) Coordination It is the sole responsibility of the electrical contractor/ electrical engineer to conduct coordination of his activities with the following: (b) Other trades and suppliers (c) Procuring Entity/Engineer (d) EPPI Local Government Authority
